These Terms of Use (“Terms”) govern your access to and use of calbridgerealty.com (the “Site”), operated by California Bridge Realty (“CBR,” “we,” “us,” or “our”), a licensed California real estate brokerage (CA DRE #02177987).

By accessing or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

1. Use of the Site

You may use the Site only for lawful purposes and in accordance with these Terms. You agree not to:

Use the Site in any way that violates federal, state, or local law
Copy, scrape, harvest, mirror, or systematically extract data from the Site by automated means, including bots, crawlers, or data-mining tools
Attempt to gain unauthorized access to the Site, its servers, or any connected system
Interfere with the operation of the Site or impose an unreasonable load on our infrastructure
Submit false, misleading, or fraudulent information through any form on the Site
Use the Site to send unsolicited commercial messages or to solicit our agents or clients
Reverse engineer, decompile, or attempt to derive the source code of any part of the Site

2. Listing Data and IDX Terms

Property listings on this Site are provided through an Internet Data Exchange (IDX) feed from the California Regional Multiple Listing Service (CRMLS). Your use of that listing data is subject to important restrictions:

Personal, non-commercial use only. Listing data is provided solely for your personal, non-commercial use. You may not use it for any purpose other than identifying prospective properties you may be interested in purchasing.
No redistribution. You may not copy, republish, redistribute, resell, or create derivative works from the listing data.
Accuracy not guaranteed. Listing information is deemed reliable but is not guaranteed accurate by CRMLS or by CBR. All information should be independently reviewed and verified. Square footage, lot size, room counts, school districts, permits, and property condition are provided by third parties and may be inaccurate or out of date.
Listings change. Properties shown may no longer be available. Prices, status, and availability are subject to change without notice.
The listing broker may not be CBR. The broker or agent providing information about a property may or may not have been the listing agent for that property. Listing attribution appears on each property detail page.

3. No Professional Advice; No Agency Relationship

Content on the Site is provided for general informational purposes only. It is not legal, tax, financial, appraisal, inspection, or investment advice. You should consult a qualified professional before making any real estate decision.

Using this Site does not create a brokerage or agency relationship between you and CBR. An agency relationship is created only by a written agreement signed by you and CBR. Submitting an inquiry through the Site does not by itself make CBR your agent, and does not obligate CBR to represent you.

4. Property Photos, Maps, and Estimates

Photographs, virtual tours, floor plans, and maps are provided by listing brokers or third-party services and may not reflect the current condition of a property. Map pins show approximate locations only and should not be relied upon to determine the exact location or boundaries of a property. Any price estimate, market data, or affordability figure shown is an automated estimate, not an appraisal.

5. Communications

When you submit a form on the Site with your phone number or email address, you consent to be contacted by CBR and its licensed agents about your inquiry, including by phone call, text message, and email. Message and data rates may apply. Consent is not a condition of purchasing any property or service. You may opt out of text messages by replying STOP, or ask us to stop contacting you at info@calbridgerg.com.

6. Machine Translation

The Site offers automated machine translation into Korean as a convenience. Machine translations are not reviewed by a person and may contain errors or omissions. The English version of all content on this Site is the official and controlling version. In the event of any discrepancy between the English text and a translation, the English text governs. Legal notices, listing attribution, property addresses, and MLS identifiers are displayed in English only.

7. Intellectual Property

The Site’s design, text, graphics, logos, and original content are owned by CBR or its licensors and are protected by copyright and trademark law. Listing data and the CRMLS name and logo are the property of CRMLS and its participants. You may not use any of these marks or materials without prior written permission from the owner.

You may print or download individual pages for your personal, non-commercial reference. All other use is prohibited.

8. Third-Party Links and Services

The Site may contain links to third-party websites and may embed third-party services, including mapping and translation tools. We do not control and are not responsible for the content, accuracy, or practices of any third party. Links do not imply endorsement.

9. Agent Pages and Applications

Individual agent profiles are provided for informational purposes. Each agent is independently licensed by the California Department of Real Estate and is responsible for the accuracy of information they supply about themselves.

Submitting an application through our agent recruitment page does not create an employment or independent contractor relationship, and does not obligate CBR to respond, interview, or engage you.

10. Fair Housing

California Bridge Realty is committed to the letter and spirit of federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, sexual orientation, gender identity, source of income, or any other protected characteristic. All properties advertised on this Site are available on an equal opportunity basis.

11. Disclaimer of Warranties

THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY LAW, CBR DISCLAIMS ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.

We do not warrant that the Site will be uninterrupted, secure, or error-free, that defects will be corrected, or that the Site or its servers are free of harmful components.

12. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, CBR AND ITS AGENTS, OFFICERS, AND EMPLOYEES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SITE, WHETHER BASED ON WARRANTY, CONTRACT, TORT, OR ANY OTHER LEGAL THEORY, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

Nothing in these Terms limits any liability that cannot be limited under applicable law.

13. Indemnification

You agree to indemnify and hold harmless CBR and its agents, officers, and employees from any claim, demand, loss, or expense (including reasonable attorneys’ fees) arising out of your use of the Site, your violation of these Terms, or your violation of any law or third-party right.

14. Governing Law and Venue

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to these Terms or the Site shall be brought exclusively in the state or federal courts located in Orange County, California, and you consent to the jurisdiction of those courts.

15. Changes to These Terms

We may revise these Terms at any time. When we do, we will update the “Last Updated” date above. Your continued use of the Site after a change takes effect means you accept the revised Terms.

16. Severability

If any provision of these Terms is found unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will remain in full force.
