Working With California Bridge Realty
What areas do you serve?
Our agents work primarily in Orange County and Los Angeles County. We also handle transactions in Riverside and San Bernardino counties. If you’re looking outside these areas, contact us anyway — we may be able to refer you to a trusted agent.
Does it cost anything to work with an agent?
For buyers, compensation arrangements vary by transaction and are disclosed in writing before you commit to anything. For sellers, commission is negotiated and set out in your listing agreement. Nothing is owed simply for browsing this site or making an inquiry. We’ll walk you through the numbers in plain language before you sign.
Do you have Korean-speaking agents?
Yes. Several of our agents are fluent in Korean and work with Korean-speaking clients throughout Orange County and Los Angeles. You can filter by language on our Agents page.
How do I choose an agent?
Browse our Agents page and filter by service area or language. Each profile shows the agent’s specialties and their active listings. You can contact an agent directly from their page, or send a general inquiry and we’ll match you with someone who fits.
Buying a Home
How do I schedule a showing?
Open any property page and use the “Request a Showing” button. Choose a date and time that works for you, and the listing agent or a CBR agent will confirm. You’ll get a calendar invite by email once it’s set.
Do I need a pre-approval before I start looking?
You can browse without one, but you’ll want a pre-approval letter before making an offer — most sellers won’t consider an offer without it. A pre-approval also tells you what price range is realistic. We can refer you to lenders if you don’t already have one.
The listing says “Pending” or “Active Under Contract.” Can I still see it?
Sometimes. A property under contract may still fall out of escrow, and some sellers accept backup offers. Ask us and we’ll find out the current status directly from the listing broker.
Is the information on your listings accurate?
Listing data comes from the California Regional MLS (CRMLS) and is deemed reliable but not guaranteed. Square footage, lot size, permits, and school assignments should always be independently verified before you make an offer. We’ll help you order inspections and confirm the details that matter.
Why do some listings not show a street address?
Some sellers instruct their broker not to display the address publicly. We’re required to honor that. Contact us and we can share what’s permitted.
Selling a Home
How do I find out what my home is worth?
Online estimates are automated and often off by a wide margin. We’ll prepare a comparative market analysis using recent nearby sales, current competition, and the specific condition of your property. Request one here — there’s no cost and no obligation.
What do I need to do before listing?
It depends on the property and the market. Sometimes a deep clean and decluttering is enough; sometimes targeted repairs or staging return more than they cost. We’ll walk the property with you and tell you honestly what’s worth doing and what isn’t.
How long does it take to sell?
It varies with price point, location, condition, and current market conditions. We’ll give you a realistic timeline based on what comparable properties in your area are actually doing right now — not a generic average.
Joining CBR as an Agent
I’m a licensed agent. How do I apply?
Use our Become an Agent page. You’ll need your California DRE license number and your service area. We review every application and follow up directly.
Do I need experience?
No. We work with both newly licensed agents and experienced professionals. Tell us where you are in your career and what you’re looking for, and we’ll have an honest conversation about whether CBR is the right fit.
What support does CBR provide?
Agents get a profile page on this site with their own listings, lead routing from property inquiries in their area, and brokerage support on transactions. Details vary — reach out and we’ll go through the specifics.
Using This Site
Where do the listings come from?
Listings are provided through an Internet Data Exchange (IDX) feed from the California Regional Multiple Listing Service (CRMLS). This includes listings from CBR and from other participating brokerages across the region. The listing broker is identified on every property detail page.
How current is the listing data?
The feed updates throughout the day. Each listing page shows when the data was last refreshed. Even so, status can change faster than any feed — always confirm with us before relying on a listing.
How does the Korean translation work?
The site uses automated machine translation. It’s a convenience, not a certified translation, and it can get things wrong. The English version is the official version. Legal notices, property addresses, and MLS numbers stay in English on purpose — a translated address won’t match the actual property.
What do you do with the information I submit?
We use it to respond to your inquiry and connect you with a licensed agent. We don’t sell your information. Full details are in our Privacy Policy.
Will I get spam if I contact you?
No. We contact you about the inquiry you made. You can ask us to stop at any time by emailing info@calbridgerg.com or replying STOP to a text.
